The client purchased an entitled project and asked TCA to improve upon the original design. The result was a more practical and affordable design for this Transit-Oriented Development, with the overall building layout and design intent maintained or improved. To make the project more efficient and livable, TCA reduced the amount of unique unit plans to pick up units while maintaining the original unit mix and net rentable size. The building elevation was updated for efficiency while following the visual language of the entitled design. The play of horizontal and vertical materials and color applications responded to themes within the entitled drawings and allowed for “motion” to become a part of the buildings’ expression. Wood toned siding was added to bring warmth and character. The new design incorporated additional amenity space, while preserving the unit count and square footage of the project. The two buildings are connected via bridge over the existing road for access to the adjacent train station. Public parking for the train and live/work units are included in the garage.
