Paloma at MainPlace is part of the first phase in what will be the transformation of MainPlace Mall to meet the demands of current and future market trends by weaving housing, businesses, and amenities into the fabric of the existing mall environment. The design of the 310 unit wrap building responds to the guiding principles, placemaking, and urban design strategies of the MainPlace Specific Plan with a focus on the arrival experience to brand an iconic destination, preserving an urban street that promotes a diversity of uses, playful treatment along MainPlace Drive that enhances the cultural experience and expression of Santa Ana, and the spaces in between which create a unique lifestyle experience.

Hanover Laguna Niguel

Hanover Laguna Niguel is a contemporary style, 6-story wrap building. The development features high-quality amenities including a fitness center, swimming pool, courtyard, and co-working lounge, as well as a screening room and club room. Residents have easy access to I-5 and an abundance of retail, as well as a Metrolink Station located directly south of the community. The project’s massing exhibits a warm and inviting gesture through a deep mid-block entry for pedestrians and automobiles. The expansive ground floor amenity space and leasing office, adjacent to the main entry drive, provides the heart of the plan. The vision for this area was to create an urban village with a pedestrian-oriented streetscape. A large, high-visibility, fully-glazed element allows the public and residents to see into the project’s main amenity area while providing views of Oso Creek from the interior.

THE TOWNSEND

The new high-density mixed-use apartment project on a 5.13 Acre site in Mission Valley, San Diego, provides 267 residential units and 10 shopkeeper units. The Type III apartment building wraps a 5-story Type I parking garage, and provides 3,600 square feet of commercial and 6,000 square feet of retail use. Organized around 3 courtyards which are programmed with residential amenities, the building’s architecture is designed in a contemporary style. Fundamental to the design is the connection of pedestrian access to and from the site. Holding the edge of the buildings 20 feet back from the curb of Camino De La Reina and carving out a 4,000 square-foot space for corner and central public plazas provides a vibrant, pedestrian-oriented atmosphere. Locating the project’s “front door” adjacent to the large central public plaza allows for a sense of arrival and shared pedestrian experience between residents and public visitors.

Residences at Northridge

A 5-story wrap project that brings 350 apartments to a mall site. This is the first phase in a master plan to revitalize a shopping center by adding residential and community areas to create a mixed-use destination. Phase I replaces underused mall parking with a residential building adjacent to a new pedestrian paseo that will link to a new central park. The building’s amenities include three courtyards and a roof deck for residents. The garage facade becomes an artistic feature that edges the paseo to contribute to the vibrant site context.

LATERRA DEL REY

LaTerra Del Rey brings 210 units in a 6-story California Coastal modern style Type III Wrap to Marina Del Rey. The 2.83 acre site, within the Glencoe Maxella Specific Plan, previously held office space. The project will have a mix of Studios, 1, 2, and 3-Bedroom units. A density bonus was achieved with the inclusion of 18 affordable apartments for very low-income households. LaTerra Del Rey will have approximately 24,000 SF of indoor and outdoor amenities including a 13,000 SF Sky Deck.

Bloom South Coast Metro

In the midst of the Segerstrom Arts Center, Bloom South Coast is a 5-story development on over 3.5 acres with all residences enjoying a private balcony and luxury amenities such as two roof- top decks, a sparkling pool and spa, and a co-working lounge with private offices. The goal was to build open social spaces so residents can come together and connect with their neighbors. Planting its roots in the South Coast Metro District on Sunflower Ave., this stylish yet down-to-earth 226-unit project energizes the surrounding area with a fresh burst of modern design and serves as the gateway to South Santa Ana. The California contemporary style building has wrap-around parking, a mix of facade colors and styles, and setbacks for apartment balconies. A playful mural faces the neighboring elementary school in a celebration of art. Bloom is a great example of an under-utilized property redeveloped to serve the surrounding community.

BLU II

Blu phase II is located in Laguna Niguel, approximately 7 miles from the ocean on a major thoroughfare near The Shops at Mission Viejo regional mall, Mission Viejo Hospital, Soka University of America and Saddleback College. For a City that hasn’t seen any new apartment construction in 22 years, TCA worked with The Picerne Group to establish relationships with the City of Laguna Niguel as well as adjacent land and building owners to collaborate on the development of the Blu Podium and Wrap projects, totaling 425 units.

AMPLIFI

AmpliFi is designed to address three distinct edge conditions surrounding the property; while grounding the aesthetic in Fullerton’s history.  With close proximity of the Fullerton Station rail line, AmpliFi emphasizes transit-oriented, urban, walkable edges.  To reflect the city’s namesake (the city is named after the man that brought the train to the City) the project draws inspiration of locomotion into the design narrative by incorporating a box car theme that moves along Commonwealth Avenue.  The moving box car pattern transitions around the corner and becomes more residential as it moves onto Chestnut Place and Williamson Avenue.  Architecture is minimized on these streets, while courtyards and open space are maximized to create a more residential scaled edge.  The rail line edge highlights the ramp of our parking garage in two large angled frames that displays the movement of the automobile alongside the movement of the train.

THE ASHER

The Asher is comprised of two residential buildings on a 12.6 acre site, divided by a Linear Green which serves as a publicly-accessible, park like space in the city of Fremont. The Linear Green joins with the East Greenway, which is a pedestrian link between Litchfield and Walnut Ave; and fosters a safe connection for the neighborhood. The design allows the dwellings to front existing neighborhood streets; activating the surrounding neighborhood and providing a defined street edge. The architectural motif was to ground the style within the context of Fremont’s history and existing vernacular.  Mid-century modern architectural style speaks to the City’s formation in 1956.

Millennium Mission Valley

Millennium Mission Valley is a mixed-use apartment project on a 5.37 Acre site in San Diego, providing 291 residential and 14 shopkeeper units. Fundamental to the design is the connection of pedestrian access to and from the site. The design team held the building edge 20 feet back from the curb and carved out a 4,000 square-foot space for a central public plaza to provide a vibrant, pedestrian-oriented atmosphere. They located the project’s “front door” adjacent to a large public plaza to allow for a sense of arrival shared pedestrian experience. Courtyards offer multiple social areas to allow for a visual interaction with the central retail plaza. The retail awnings and storefronts along the ground level help to reduce the scale of the building along pedestrian frontages while allowing for views into public areas of the building. Architectural elements anchor key corners while punched openings and cantilevered balconies provide relief and texture; working to further break down the scale of the massing.
