Situated on a difficult hill site facing the Oso Creek Channel in the city of Laguna Niguel, the completed podium site rises above the future wrap site allowing for views of the hills of Ladera Ranch to the East. The main courtyards of both buildings, which contain the pool and resident amenity areas, open toward the view. The architecture is contemporary in nature, with pops of accent colors and enhanced materials at building corners and key architectural elements.

The two buildings front Jamboree Road and act as the first phase and public face of the Uptown Newport Planned Community. Borrowing from the language of beach homes, the architecture is contemporary in nature, using classic “beachside” building materials of painted shingle siding, sand-colored stone, and warm wood accents in a clean and modern fashion. The buildings have iconic corner elements that mark the main entries into the community, and step down in mass where they meet at the center Pedestrian Paseo. This allows for large pool decks that open eastward toward the San Joaquin Marsh, the hills of Turtle Ridge, and provides views of Saddleback Mountains. A pedestrian bridge connects the two pool decks allowing for connection of each sides’ amenity spaces. A retail component is located at the main community entry at Jamboree along Uptown Newport Drive, as well as the leasing offices of both buildings, working to create a connection to the active public environment. Ground-level residential units fronting Uptown Newport Drive have a direct connection to the public sidewalk via patios and stoops, further accentuating the pedestrian nature of the community.

Camden’s Glendale Triangle includes 287 units and 16,500 square feet of retail. The Type III building consists of five levels of wood over retail and mezzanine parking. The blade’s strong architecture statement denotes the entry to the City of Glendale. The triangular shape of the site and neighborhood context also influenced the design. Each facade was addressed by using different scales, massing, and setbacks as well incorporating balconies and live/work lofts where necessary. Similarly, three major surrounding streets respond to varying conditions and contextual opportunities to allow the infill project to expand the neighborhood experience. Camden Glendale achieved GreenPoint Rated Platinum certification.

Onyx blends traditional building façade design with contemporary colors, materials and an implied kinetic energy through playful fenestration patterns. Colorful glass guardrails reinforce this dynamism and are highlighted with architectural lighting. As an urban infill development, commercial spaces and residential entry lobbies connect the building to the public way, and employ large stone bases to help ground the building and reinforce these connections. A colorful, full-height-glazed building entry at the back of the entry court activates the formal entry, in addition to this South Park, Los Angeles street scene. Floor-to-ceiling storefront glazing at the top floor completes the top of the traditional building façade, and is articulated in contemporary mannerisms throughout.

In the city of Los Angeles, located at the gateway on Grand Avenue from the commercial Banking District into the predominantly residential South Park District, this city block serves as a transitional site to tie these two districts together. At the street level, the residential entry is defined by an atrium court that helps engage the street. The leasing office and residential amenities are all oriented to this court enhancing the pedestrian vitality. Continuing down the street, the colonnade defines the location of live/work units, providing a brief respite from, yet direct link to, the sidewalk. The colonnade then terminates at a gate leading to a final street level experience which is a linear court with residential units and a resident-only outdoor amenity space – back-dropped by a piece of the existing urban fabric. Additional amenities include a fitness facility, clubroom, business center and movie screening room as well as roof top Sun Deck, Wine & Dine Deck and corner Skyline Deck. Materials are used deliberately to reinforce the transitional nature of the site using polished stone (Banking District), wood accents (Residential District) and brick that was salved from the former building on site to respect the history and vitality of the neighborhood.

2600 Telegraph is an 8 story, all-electric apartment community in Oakland’s Arts District. This market-rate community contributes to the much-needed housing in Oakland. The project is a 5-level Type IIIA over 3-levels of Type IA podium. Resident amenities include a hospitality lobby, fitness center, co-working spaces, pet spa, club room, bike storage and repair station, and roof deck overlooking Oakland and San Francisco skyline. To maximize density the project is using two innovative technologies: a Cross Laminate Timber (CLT) floor assembly and Tandem Puzzle Lifts.  The CLT floor assembly reduces the floor assembly thickness by 5” allowing the project to achieve 8 levels and stay under the Highrise code and allow a greater clear height in the units. The Tandem puzzle lifts turn 60 tandem parking spaces into 150 spaces that can be directly accessed. The project is targeting LEED Gold equivalency in line with Grosvenor’s ESG guideline.

Hanover Olympic is a 263 unit urban community located in the South Park district in downtown Los Angeles. The aesthetics are contemporary and upbeat with a staccato rhythm in deference to the great jazz history within the adjacent historic core. Two grand architectural gestures are designed into the facades, each composed of metal panels and glass, marking the key entries while also adding a dynamic element to help enliven and activate street life.
