Burbank Town Center is a 27.5 acre mixed-use TOD, and urban-infill development located in the heart of downtown Burbank, adjacent to the 5 freeway and within walking distance of the Metro Link. The entire master plan proposes 1,025 new market-rate apartment units, 56 condominiums, a 200 key limited service hotel and 45,000 square feet of restaurant and retail space oriented around a community plaza. The master plan also proposes a renovation and remodel to the existing Burbank Town Center Mall.

Rancho Los Amigos

Rancho Los Amigos, situated in Downey, encompasses 62 acres of land with a rich history deeply rooted in the medical industry. Originally established as “The County Poor Farm,” its primary aim was to offer medical care and housing for the impoverished. Over time, the property underwent various transitions within the medical sector, eventually serving as a campus for rehabilitation and psychiatric services. However, with the advent of advanced medical facilities established by private corporations, Rancho Los Amigos fell into disuse. Many buildings have since been demolished, while some of the century-old structures have been recognized as historic landmarks.

 

TCA was entrusted with the task of repurposing the land, with a focus on incorporating residential and sports/physical fitness elements. Along the main boulevard adjacent to the project site, plans include the construction of a basketball arena intended to host an NBA G League team and other events. Additionally, a sports facility and soccer field will be developed around a central town center, leading to a connecting ribbon park. Approximately 1400 units of rental residential properties will also be integrated into the plan. Pocket parks will enhance the pedestrian experience along designated streets, which will further link to a future train station located on the southwestern corner of the site. Through thoughtful design considerations, the project aims to achieve a cohesive layout that seamlessly incorporates the historic structures into the overall vision.

TCA designed and constructed Block 8 – a master plan of 4 individual parcels that seek to restore the urban fabric, life, and vitality of six acres of underused, dilapidated parking lots at the edge of Los Angeles’ Little Tokyo neighborhood. Sakura Crossing (Parcel C) completed construction in 2009 and AVA Little Tokyo (A & B) recently completed construction in 2015. Wakaba (Parcel D) is developed by Sares-Regis Group and upon it’s completion in 2016, the development will provide a total of 750 apartments for a variety of incomes and over 40,000 square feet of retail space. New residents, restaurants, and retail will help link the Little Tokyo area to the energy from the emerging downtown area. Over 650 spaces of public parking will also be included to help support the new and existing retail in the neighborhood. Adjacent to Block 8 is a public library as well as the historic St. Vibiana’s cathedral, recently restored as a performing arts venue. The Japanese American Cultural Community Center, is located to the east and consists of a theatre, a garden, a public plaza, and the World War II memorial—a site of significance to maturing Japanese-Americans.
