G12 reflects the rapidly transforming Los Angeles South Park neighborhood. The design was inspired by the neighborhood’s shift from commercial to mixed use. At the corner plaza, intersecting architectures reflect two of the area’s existing block building typologies. G12’s narrow facade mimics the exposed side of the neighborhood’s commercial buildings, with random patterns of various-sized windows. At the corner plaza, contrasting materials of grey aluminum panels and white cement panels reinforce the notion of intersecting architectures. This intersection also contributes to a reduction in scale consistent with the neighborhood. An atrium space links the second-floor courtyards with a hotel-like entry lobby, providing natural light and landscaping, which terraces down the volume into the first floor. A double-height, concrete-framed second floor accommodates mezzanine units with generous views towards the courtyards and outdoor amenity spaces. A top-floor sunning deck with a sculptural frame provides dramatic city views.

OLIVE DTLA

OliveDTLA reflects the rapidly transforming Los Angeles South Park neighborhood. The design was inspired by the neighborhood’s shift from commercial to mixed use. At the corner plaza, intersecting architectures reflect two of the area’s existing block building typologies. The narrow facade mimics the exposed side of the neighborhood’s commercial buildings, with random patterns of various-sized windows. The long facade reflects the existing historical commercial front façade’s patterning and repetition, albeit with contemporary materials and residential detailing. Through these juxtapositions, OliveDTLA remains authentic contextual and contributes to an exciting new community. Compact unit plans reduce the price point for studios, one and two-bedrooms; reflect the nature of urban living; and have easy access to a wealth of onsite and DTLA amenities.

HANOVER GRAND

In the city of Los Angeles, located at the gateway on Grand Avenue from the commercial Banking District into the predominantly residential South Park District, this city block serves as a transitional site to tie these two districts together. At the street level, the residential entry is defined by an atrium court that helps engage the street. The leasing office and residential amenities are all oriented to this court enhancing the pedestrian vitality. Continuing down the street, the colonnade defines the location of live/work units, providing a brief respite from, yet direct link to, the sidewalk. The colonnade then terminates at a gate leading to a final street level experience which is a linear court with residential units and a resident-only outdoor amenity space – back-dropped by a piece of the existing urban fabric. Additional amenities include a fitness facility, clubroom, business center and movie screening room as well as roof top Sun Deck, Wine & Dine Deck and corner Skyline Deck. Materials are used deliberately to reinforce the transitional nature of the site using polished stone (Banking District), wood accents (Residential District) and brick that was salved from the former building on site to respect the history and vitality of the neighborhood.

VIO is a mixed-use project within the Village Oaks master plan of the Hitachi General Development Plan, located in San Jose, California. The HighDEF project consists of 234 residential apartment units and approximately 5,000 square feet of ground-floor retail space, distributed in two 4-story Type V buildings. Leasing center, recreation, and fitness facilities are featured in a separate 3-story building, adjacent to a pool courtyard. The project incorporates sustainability measures to achieve a LEED Silver rating. In accordance with the City’s vision of a pedestrian-friendly neighborhood, the architecture breaks down the perceived mass of the buildings by creating an overall rhythm to enhance the human scale, as activated by stoop entries and material articulation at the ground plane. Although the rhythm creates a certain regularity and order, the varied palettes of color in the architecture serve to create differentiation within the system, to essentially enhance the individual scale. Creative stacking solutions were required to enhance the semblance of more verticality in reference the traditional rowhouse typology as requested by the city.

THE CAMDEN

Located on the Hollywood Walk of Fame in Los Angeles, The Camden offers a sophisticated respite from the energetic Hollywood lifestyle. Four stone clad towers provide simple yet elegant massing framing street-adjacent elevated courtyards that allow residents to engage with the neighborhood. The first floor entry lobby provides street-level activation and connects to a 39,000 square foot Equinox fitness center. The site once held the first production building for the fledgling Paramount Pictures. As a nod to the site’s history, the base of the building’s four towers, include a public art wall with interpretative life-size iconic Hollywood characters. Aimed at young entertainment professionals living and working in Hollywood, the 287-unit elegant residential community blends chic apartment living with the hospitality of a boutique hotel. The community offers residents 24-hr concierge service including custom “life-style packages” where residents receive premier access to Hollywood’s hottest restaurants, nightclubs, entertainment venues, spa services and more. The amenity program includes movie-screening lounge, clubhouse, pool/spa and multiple themed outdoor courtyards. “The hub,” is a unique double-height lounge that connects large indoor-outdoor spaces with a gourmet kitchen, living room, and study. The pool courtyard provides entertainment and relaxation with private cabanas, daybeds and an outdoor movie screen. The Camden is a LEED Silver-certified project.

HANOVER OLYMPIC

Hanover Olympic is a 263 unit urban community located in the South Park district in downtown Los Angeles. The aesthetics are contemporary and upbeat with a staccato rhythm in deference to the great jazz history within the adjacent historic core. Two grand architectural gestures are designed into the facades, each composed of metal panels and glass, marking the key entries while also adding a dynamic element to help enliven and activate street life.

Kimco Fremont Hub

The Fremont Hub Mixed Use project creates a vibrant retail destination
as the terminus to the Capitol Avenue downtown corridor. The
project is one of the first designed under the City Center Specific Plan
and will help realize the City’s vision for a more pedestrian-friendly,
urban core. First floor retail will dominate the edge of the street
and restaurants will be able to extend their spaces into the common
outdoor environment. In planning for subsequent phases, the retail
will be linked across Capitol Ave, with a zero curb public plaza that
allows residents and shoppers to flow freely between existing and
new retail. The public plaza will be activated with a mixture of retail
amenities and public amenities, creating an exciting gathering place.
The architectural design is guided by three main principles: creating
a gateway anchor, using retail-forward design to activate the public
space, and breaking up the building mass with connected courtyards.
The landscape architecture draws inspiration from the soft forms of
the meandering creeks of the bay marshlands, while the sky terrace
captures spectacular views of the east foothills.

REATA

Located in Laguna Hills, Reata is designed in a “Spanish Revival” style, taking influence from Southern California’s historical architecture. The project is the centerpiece of the city’s Urban Village Specific Plan and fundamental to the design is the connection of pedestrian access to the neighboring Oakbrook Village Shopping Center. The project includes a 10,000 square-foot space called the Village Green; aiming to provide a vibrant, pedestrian-oriented atmosphere. The retail awnings and storefronts along the ground level are designed to help reduce the scale of the building along the pedestrian frontages, while allowing for views into public areas of the building. The tower elements anchor key corners and cantilevered balconies provide relief and texture, working to further break down the scale of the massing. The project has 289 dwelling units consisting of 1-bedroom and 2-bedroom units; each featuring private balconies and decks looking outward over the densely landscaped site or over one of the four courtyards.

CAMDEN GLENDALE

Camden’s Glendale Triangle includes 287 units and 16,500 square feet of retail. The Type III building consists of five levels of wood over retail and mezzanine parking. The blade’s strong architecture statement denotes the entry to the City of Glendale. The triangular shape of the site and neighborhood context also influenced the design. Each facade was addressed by using different scales, massing, and setbacks as well incorporating balconies and live/work lofts where necessary. Similarly, three major surrounding streets respond to varying conditions and contextual opportunities to allow the infill project to expand the neighborhood experience. Camden Glendale is a LEED Gold-certified project.

4TH & HILL

A 31-story apartment tower located at the intersection of 4th and Hill in downtown Los Angeles. There are four districts that converge at the site: Bunker Hill, the Financial District, the Jewelry District, and the Historic Core District. The project is directly adjacent to the entrance to one of DTLA’s main transportation arteries Pershing Square Metro Station, one of the busiest metro stations in the area. Containing 428 luxury apartment homes, the tower is envisioned to be a beacon for the community. Through design and programming, the base of the building is proposed to not only ground the beaconing tower, but also to activate the currently lackluster Metro station corner. Orientation of the building captures views of the LA City Hall to the Northeast, Angels Flight to the West, the Historic Broadway strip to the South, and Pershing Square to the Southwest. 4th & Hill is designed to achieve LEED Gold-certification.
