Paloma at MainPlace is part of the first phase in what will be the transformation of MainPlace Mall to meet the demands of current and future market trends by weaving housing, businesses, and amenities into the fabric of the existing mall environment. The design of the 310 unit wrap building responds to the guiding principles, placemaking, and urban design strategies of the MainPlace Specific Plan with a focus on the arrival experience to brand an iconic destination, preserving an urban street that promotes a diversity of uses, playful treatment along MainPlace Drive that enhances the cultural experience and expression of Santa Ana, and the spaces in between which create a unique lifestyle experience.

Residences at Northridge

A 5-story wrap project that brings 350 apartments to a mall site. This is the first phase in a master plan to revitalize a shopping center by adding residential and community areas to create a mixed-use destination. Phase I replaces underused mall parking with a residential building adjacent to a new pedestrian paseo that will link to a new central park. The building’s amenities include three courtyards and a roof deck for residents. The garage facade becomes an artistic feature that edges the paseo to contribute to the vibrant site context.

Bella Terra Mixed Use

Bella Terra Mixed Use is a 7-story mixed-use infill project of 300 apartment units with 25,000 SF of retail and restaurant spaces located at the ground floor. It will replace the existing 149,000 SF retail building and 33,331 SF in-line retail. The new residential parking garage will have a direct ground floor connection to the existing retail parking structure, via an internal 3-lane street, for shared retail/restaurant and residential guest parking use. The ground floor incorporates a porte-cochere passenger pick-up and drop-off within the new residential parking garage footprint. Enhanced materials are used throughout the ground floor to highlight the key pedestrian pathways to activate the edges. The new community social space will become the extension of the mall’s renovated amphitheater and existing plaza at the mall.

NewPark Place Master Plan

In 2018, the NewPark Place Specific Plan was green lit with the ambitious goal of revitalizing the NewPark Mall. Brookfield stepped up to the challenge, acquiring the mall and enlisting TCA to spearhead the master planning process. Over several years of collaboration, TCA worked closely with Brookfield Residential and Retail to forge a new vision for the area. Out of the original 1,030,000 square feet of mall space, approximately 430,000 square feet are slated for demolition, including anchors like JC Penny, Burlington, Inline Shops, and Sears. In their footprint, a fresh 220,000 square feet will be dedicated to a new Costco and a Retail co-working center.

 

The southern parking lots of the mall will undergo a transformation, making way for five new residential developments – three wrap and two podium structures – delivering a total of 1,519 units and accommodating roughly 2,800 residents who will support both existing and revamped retail spaces. Careful attention has been paid to vehicular circulation and service access to both retail and residential parcels. A key element of the plan introduces an activated retail/residential street, fostering a walkable and interactive environment with parks, plazas, and commercial outlets.

 

To address the reduction in retail square footage, parking will be replenished through the construction of two proposed podium structures. Convincing the city of Newark about the merits of this concept was crucial, so Brookfield entrusted TCA to create an experiential video fly through showcasing the new vision, emphasizing connectivity, retail offerings, and the residential master plan. The master plan was met with enthusiastic approval, signaling the transformation of a struggling mall into a dynamic and thriving concept.

 

Currently, TCA is focused on designing the first phase of residential development, which will comprise of 319 units.

NEWPARK PHASE A

Phase A, is a 7-story mixed-use wrap of 319 units and approximately 3.5K SF of retail lining the mall entry. This first residential phase of the NewPark Place Specific Plan aims to create a regional destination and vibrant urban place in the City of Newark. The underutilized surface parking of a dark anchor store is replaced with residential mixed-use to support a thriving neighborhood and retail center. A part of TCA’s 42-acre master plan, Phase A serves as a “gateway” for the district and overall NewPark Place Specific Plan, to support a thriving neighborhood and re-power the mall itself as a vital economic engine for the City.
