SANTA BARBARA

The vision for the project was to bring the essence and character of the hamlet of Santa Barbara to Rancho Cucamonga. The site’s long linear shape created challenges and limitations on how the site could be designed. TCA’s solution was a pedestrian friendly “State Street” anchored on one end by a park, and community gardens at the other. The walk along State Street ties together the various residential courtyard buildings. Each courtyard is an intimate grouping of front entries with a unique landscape design palette for the residents to discover. At the center of the community, the leasing center and amenity space create multiple gathering areas for residents meet, play and relax. The architecture takes cues from the Santa Barbara vernacular. The buildings use large massing and forms to create simple yet elegant architecture. The colors of the community reflect Santa Barbara with white buildings, red tile roofs, and splashes of colorful accents. Wood balconies at upper levels and wrought iron details add to the character of the buildings and reinforce the overall design intent.

ENCLAVE AT SOUTH COAST

With inspiration from the Santa Barbara Courthouse, this project is all about walkability in the city of Costa Mesa. In addition to the various parks and community areas inside, TCA transformed an existing street into a pedestrian walk where residents can either walk or jog around the community; or walk right over to the adjacent restaurants, performing arts theater, and South Coast Plaza. Project amenities include: resort-style saltwater pools, spas, a clubhouse with professional catering kitchen, fitness center, indoor theatre, outdoor BBQs, and a tot-lot park, all bordered by a 1-mile jogging, walking and biking trail. All residents have granite countertops, hardwood floors, full-sized washer and dryers, walk-in closets, private garages and secluded patios.

SHADE AT DESERT RIDGE

This project was conceptualized as a “horizontal mixed-use” project in Phoenix, Arizona. The community was visualized as a contemporary enclave of mostly 3-story walk-up flats and townhomes, plus one 4-story elevator building. The master plan sought to achieve a very high level of walkability throughout the community and was developed around a circulation spine of walkable streets, with a minimum of garage doors facing the semi-public automobile access routes. The entire 1/4-mile long site is traversed by an enhanced pedestrian walk path that gathers pedestrian flow throughout the site and delivers it, by way of the central recreation area, to the adjacent commercial center which proffers a desirable blend of neighborhood-serving retail uses.

BAYVIEW SENIOR LIVING

Designed to be reflective of Southwest Mission, Bayview is contemporized with smooth planar walls, simple fenestration, and accent columns. Bayview Landing consists of 120 affordable 100% affordable units with 20% of the units at 50% of AMI and 80% of the units at 60% of AMI, all of which are restricted to tenants aged 62 and older. Situated on five acres, amenities include a 3,000 square foot community center, a central courtyard including a pool, jacuzzi, and an outside fireplace as well as a fitness center, lounge, crafts room, and theater. The buildings were positioned to maximize views of the bay, and provide easy access to the nearby 10-acre park and walking trail. A bike trail descends to the western edge of the site and connects with the existing trails at Newport Dunes in Newport, CA.

MENDOCINO

In the city of San Clemente, Mendocino offers 186 two- and three-bedroom apartment homes. The property also includes several tot lots, barbecues, a library, a 5,400 square-foot community room, and a room for Housing with HEART’s resident services center. In addition, the community features a swimming pool and a fully equipped fitness center, as well as volleyball, basketball and tetherball courts. It is home to families earning from 40% to 60% of the area median income. Financing for Mendocino was obtained as a result of a six-year inclusionary housing ordinance adoption process and at the time of its completion, represented its most complex financing package undertaken totaling seven layers.

BOTANICA ON THE GREEN

Located on the former site of the Stapleton International Airport, the 244 units were designed to have separate walk-up entries with virtual front door access to the 2.5 acres of open space called the Founders’ Green. Highly walkable, Botanica makes an edgy testimonial in a brand-new, fresh, non-traditional community in Denver, CO.

North Crescent Park

Located in Playa Vista, North Crescent Park was a part of Los Angeles County’s first master planned community in over 50 years. The 214 unit community was influenced by the classic styles of early California architect Irving Gill. The challenge presented was that Gill designed mostly in concrete tilt-ups that created smooth surfaces and clean edges and this project had to be built with wood and stucco. Also, Gill’s work was never designed to this scale, so TCA chose to incorporate foreground and background buildings in order to break down the building mass and contemporize Gill’s simple elegant style. The density presented a challenge in allowing enough light/air into the courtyards. TCA left the ends open in order to allow for large quantities of light and air.

Bridge Hayward

BRIDGE Hayward is located on Hesperian Boulevard next to the Mohr-Fry Estate and Chabot College. The goal of the project is to create a sense of place and community and arrange the buildings to form a main street anchored by a park. The majority of the buildings are 4 story elevator-served with a setback along Hesperian Boulevard. A leasing and amenity building is located in the center of the project with residential units above and serves as a central gathering place. One of the challenges was tucking parking in the back and side streets to preserve the main street and encourage people to walk to the different amenities. The park is imagined to be a blend of passive and active spaces with children play areas and several existing mature trees on site. The context of the Mohr-Fry Estate and Chabot College heavily influences the project; the design fuses the agricultural focused estate with the modern design of the college to create enduring and comfortable buildings. This modern farmhouse style utilizes bold metal shed roofs and multiple materials including, white siding, board and batten, stone and wood, breaking down the large building to have a more approachable scale. All of this reinforces the sense of community and creates a place people want to live.

PLEASANTON HACIENDA

Designed within the Hacienda Transit-Oriented Development (TOD) guidelines, Pleasanton Hacienda is a TCA High-DEF product located adjacent just south of the Pleasanton BART station. Pleasanton Hacienda provides 251 units ranging from studio to three-bedroom floor plans. Targeted at families, the site includes a public park, private courtyards and a public tot-lot. Pleasanton Hacienda is designed in a three and four story building configuration, with the four story buildings framing the park and the three story buildings (smaller in scale and mass) placed along the outer edge, responding to the lower density of the residential community across the street. Varying roof lines and a bold color scheme revitalizes the area with a unique visual backdrop.
