Veterans Village at San Antonio Drive

Veterans Villas at San Antonio Drive provides much needed housing for 59 families in a combination of 1 bedroom, 2 bedroom, and 3 bedroom units. 20 of the units are set aside for homeless veterans and their families solely. In addition, there is a unit strictly dedicated for an on-site property manager. Combination of indoor and outdoor community areas are provided for the residents, including play areas for children of various ages. The large outdoor courtyard is designed adjacent to the indoor community room and laundry room to provide supervision of the children. On site offices are located on the ground floor for operating staff, dedicating their time to help the veterans and their families. The site is surrounded by single family homes to the west and south of the project. The taller portion of the building is strategically located to respect the privacy of these neighboring single family homes. The project complies with all applicable accessible standards.

The new high-density mixed-use apartment project on a 5.13 Acre site in Mission Valley, San Diego, provides 267 residential units and 10 shopkeeper units. The Type III apartment building wraps a 5-story Type I parking garage, and provides 3,600 square feet of commercial and 6,000 square feet of retail use. Organized around 3 courtyards which are programmed with residential amenities, the building’s architecture is designed in a contemporary style. Fundamental to the design is the connection of pedestrian access to and from the site. Holding the edge of the buildings 20 feet back from the curb of Camino De La Reina and carving out a 4,000 square-foot space for corner and central public plazas provides a vibrant, pedestrian-oriented atmosphere. Locating the project’s “front door” adjacent to the large central public plaza allows for a sense of arrival and shared pedestrian experience between residents and public visitors. The project achieved LEED Gold certification.

Residences at Northridge

A 5-story wrap project that brings 350 apartments to a mall site. This is the first phase in a master plan to revitalize a shopping center by adding residential and community areas to create a mixed-use destination. Phase I replaces underused mall parking with a residential building adjacent to a new pedestrian paseo that will link to a new central park. The building’s amenities include three courtyards and a roof deck for residents. The garage facade becomes an artistic feature that edges the paseo to contribute to the vibrant site context.

A multifamily project with 650 units within a larger master plan that connects a Metrolink station and a Transit Oriented Development to the site. A combination of multiple types of rental product, townhomes, stacked flats, duet’s and live work create a unique community. The varied building types and broad palette of architectural styles, which include both contemporary and neo-traditional vernaculars, create distinctive street scenes seamlessly blending into The Resort master plan while feeling like a collection of smaller neighborhoods within the development. Parking is hidden from the main drives with architecture and differing products creating an intimate street scene. Pedestrian paseos create links to open spaces, pocket parks and the recreation area. The pedestrian links have been aligned with surrounding communities to connect a greater concept.

Bloom South Coast Metro

In the midst of the Segerstrom Arts Center, Bloom South Coast is a 5-story development on over 3.5 acres with all residences enjoying a private balcony and luxury amenities such as two roof- top decks, a sparkling pool and spa, and a co-working lounge with private offices. The goal was to build open social spaces so residents can come together and connect with their neighbors. Planting its roots in the South Coast Metro District on Sunflower Ave., this stylish yet down-to-earth 226-unit project energizes the surrounding area with a fresh burst of modern design and serves as the gateway to South Santa Ana. The California contemporary style building has wrap-around parking, a mix of facade colors and styles, and setbacks for apartment balconies. A playful mural faces the neighboring elementary school in a celebration of art. Bloom is a great example of an under-utilized property redeveloped to serve the surrounding community. The project achieved LEED Gold certification.

Burbank Boulevard Senior Housing

TCA redesigned Burbank Boulevard Senior Housing from an existing entitlement. The project provides much needed affordable housing to senior citizens. Small unit sizes maximize the capacity of the project, thereby providing a higher rate of housing. The compact units provide accommodation for single senior occupants, complete with individual kitchen and bathing facilities. Additional common amenity spaces provide recreational uses for the residents. Furthermore, laundry facility along with an office space is provided at every level to accommodate the residents of said level. The site is surrounded by low density multi-family housing to the East, West and North, and single family homes share the rear yard boundary to the South. The proposed setback and street dedication places the new building consistently along the prevailing setback line along Burbank Boulevard. Within walking distance are neighborhood amenities, such as a supermarket, a pharmacy, a bank, and restaurants. Public transportation by way of bus lines run along Burbank Boulevard and Van Nuys Boulevard. The project complies with all applicable access standards and achieved LEED Gold certification.

The pair of 7-story buildings are designed as an ensemble, bracketing San Mateo Ave. and forming a southern anchor to downtown South San Francisco. The massing is broken into several large forms of complimentary language with a focal point where flanking facades of metal panel and cementitious siding over a base of stone and storefront hold the corner. Building 1 sits on a 2.56-acre site and consists of 294 apartments over 2 levels of parking. The ground floor includes fitness rooms and leasing offices for both buildings. The third-floor podium level features two courtyards, including a large pool deck with lounge areas. Building 2 sits on a 1.56-acre site and consists of 186 apartments over 2 levels of parking. The ground floor includes lobbies, bike parking and bike lounge. The third-floor podium level includes two courtyards, each opening to the west.

Hanover Laguna Niguel

Hanover Laguna Niguel is a contemporary style, 6-story wrap building. The development features high-quality amenities including a fitness center, swimming pool, courtyard, and co-working lounge, as well as a screening room and club room. Residents have easy access to I-5 and an abundance of retail, as well as a Metrolink Station located directly south of the community. The project’s massing exhibits a warm and inviting gesture through a deep mid-block entry for pedestrians and automobiles. The expansive ground floor amenity space and leasing office, adjacent to the main entry drive, provides the heart of the plan. The vision for this area was to create an urban village with a pedestrian-oriented streetscape. A large, high-visibility, fully-glazed element allows the public and residents to see into the project’s main amenity area while providing views of Oso Creek from the interior.

Wallace on Sunset

Wallace on Sunset is a 7-story, 200 unit mixed-use project containing 4,700 SF of ground floor retail in Los Angeles, CA. In response to its context, which dramatically varies on all four sides of the site, the project uses simple rectangular masses. These masses are broken up with undulations and pops of color on the facade. Balcony railings consist of aluminum and glass on the outward facing facades to preserve views and minimal metal rails at the courtyards.  The sweeping frame around the fitness center’s glass volume along with the solid canopies above the balconies is sheathed with pre-finished metal panels. Wallace on Sunset achieved LEED Gold certification.

AMPLIFI

AmpliFi is designed to address three distinct edge conditions surrounding the property; while grounding the aesthetic in Fullerton’s history.  With close proximity of the Fullerton Station rail line, AmpliFi emphasizes transit-oriented, urban, walkable edges.  To reflect the city’s namesake (the city is named after the man that brought the train to the City) the project draws inspiration of locomotion into the design narrative by incorporating a box car theme that moves along Commonwealth Avenue.  The moving box car pattern transitions around the corner and becomes more residential as it moves onto Chestnut Place and Williamson Avenue.  Architecture is minimized on these streets, while courtyards and open space are maximized to create a more residential scaled edge.  The rail line edge highlights the ramp of our parking garage in two large angled frames that displays the movement of the automobile alongside the movement of the train.
